What Is Not Seen Behind a Real Estate Project

The Lakeside11 project was recently featured in Romania’s business press.

A Vision Built Over Time

The history of Lakeside11 begins in 2007, with the acquisition of the first land plot.
The process of land consolidation, urban planning, and permitting took place over several years, while construction works for the first phase began in 2024.

According to Kodzik, this was not a delay, but a strategy: the project was conceived as a coherent ensemble, not as a one-off development.

Financial Discipline as a Differentiator

An essential element, though invisible to the public, is financial discipline.
The developer’s own capital, bank financing, and funds raised through its proprietary solution #InvestWithRRG are directed directly into the project, under strict control of costs and execution stages.

In 2024, the company increased its share capital to €10 million — a clear signal of stability and responsibility.

Why It Cannot Be Replicated

According to the President of RRG, replicating a similar project under the same conditions is unlikely.
Acquiring comparable land today would involve significantly higher costs and a preparation period of at least 5–7 years before construction could begin.

The project’s value is supported by a rare combination: proximity to Lake Străulești, direct access to the metro, and a unified urban development.

Outlook

Lakeside11 is planned in four phases, through 2030, and is designed as a business-class project, with apartments more spacious than the market average and reduced construction density.

Kodzik emphasizes that long-term success is not determined solely by positioning, but by consistency in decision-making, risk management, and safety — an area in which the company makes no compromises.
