Legile Afacerilor conducted an interview with our Project Manager, Sergey Artemenko, about the concept and philosophy behind Lakeside11.
We’ve selected the most relevant insights to give you a clear understanding of how this project is envisioned.

Lakeside11 introduces a different approach in a residential market largely driven by density and efficiency. The project is built around a fundamental question: how will people live here in the long term?
From the very beginning, Lakeside11 was not designed as a density-driven development, but as a living environment — defined by balance, light, and a sense of openness.
“We didn’t start with square meters, but with people and real-life scenarios.”
This vision is structured through the S.P.A.C.E. concept — not as a marketing slogan, but as a set of principles guiding every decision in the project:
- Smart Design — efficient, well-thought-out layouts where every square meter serves a purpose
- Place — a location that balances urban dynamics with proximity to nature, creating a meaningful living context
- Air — a sense of openness, natural light, and distance between buildings, essential for everyday comfort
- Compartmentation — functional layouts designed for real living, not just for plans on paper
- Ecosystem — an environment where people don’t just live, but interact and form a community
One of the key decisions was to reduce building density. Instead of maximizing the number of units, Lakeside11 prioritizes space, light, and a more balanced living experience.
This reflects a long-term value strategy rather than a volume-driven approach.
The project also integrates a clear urban planning principle: separating technical infrastructure from residential and community areas. This creates a quieter, safer, and more livable environment for residents.
In an increasingly mature market, differentiation is no longer defined solely by price or location, but by how well a project delivers a coherent lifestyle.
Lakeside11 is not defined by the number of apartments, but by the quality of how they are designed.
