RRG Real Estate Group secures €7.8 million financing from TBI Bank for Lakeside11 residential project

RRG Real Estate Group has signed a €7.8 million financing agreement with TBI Bank for the completion of Phase 1 of the Lakeside11 residential project, located on the shores of Lake Străulești in northern Bucharest.

Construction progress and project development

The first phase of the project, with a total investment of €20 million, includes three residential buildings with 105 apartments and is currently under active construction.

Completion is scheduled for Q1 2027.

  • interior and exterior finishing works in progress

Bank financing and financial model adaptation

Securing bank financing marks an important milestone in the development of Lakeside11 and reflects the transition to an updated financial model.

Initially, the project was developed under the #InvestWithRRG solution, based on phased construction financing aligned with client payment schedules.

Following recent legislative changes, the company adapted its financial strategy by introducing bank financing to ensure the project’s timely completion and long-term stability.

The minimum down payment has also been revised and now starts from 10%.

According to Pavel Kodzik, President of RRG Real Estate Group, the initial financial model implemented through #InvestWithRRG proved effective and enabled a successful project launch. The company expresses its gratitude to clients for their trust and, in response to legislative changes, strengthened the project’s financial structure through bank financing to ensure delivery as planned.

Sales performance and project evolution

Lakeside11 demonstrates strong sales performance:

  • Building B2 – 83% sold
  • Building B3 – 57% sold

In December 2025, Building B1 (#BeOne) was launched, offering 35 apartments located closer to the lake.

Since the start of construction, some units have recorded price increases of up to 35%, reflecting strong demand and the rapid development of the area.

Location and investment potential

The Sisești – Străulești Lake area has become one of the fastest-growing residential zones in northern Bucharest.

This growth is driven by the combination of natural surroundings and access to urban infrastructure.

The total investment in the Lakeside11 project amounts to €60 million.
